How to Price Your Home to Sell
Yes, home sales have slowed and homes are staying on the market longer. But a well-priced home in $500K range can sell, and sell fast. Proof of this is my new listing in Valley Glen. The smart seller painted it inside and out, replaced a worn kitchen floor and put a pot of flowers by the door. He received a full price offer the second day it was on the market. The smart seller also set the price right. He didn't set it too high "to see what happens," which is the mistake many sellers are making right now. You see, a new listing garners lots of attention, whereas an initially over-priced house that's been finally been reduced is, well, stale. And buyers tend to cast a jaundiced eye on a house that's been sitting on the market for a long time. They wonder what's wrong with it and move on.
